How long you have to wait after sending notice to a property manager, and why three months keeps coming up.
The common assumption. That you have to wait three months.
What the law says. The community of apartment owners has the right to end the management contract one month after sending notice of termination, meaning they’re free to choose a different management model, including a new manager, at any time.
So why the talk of three months. Because the overall process takes longer than the notice period itself. Organizing a vote takes one to two months, and sorting out documents and contracts with service providers adds another two to three weeks.
What this means in practice. The notice period is no reason to put off a decision. Once a building has decided, it’s the organizing that takes time, not the waiting.
Worth noting. Before sending notice, reread the current contract. It may set out a specific procedure for how notice has to be sent.
