How much does property management cost?

The management fee isn’t just day-to-day administration — it also reflects the building’s technical condition, the scope of services, and the priorities the owners have chosen.

There’s no single price that fits every building, since floor area, engineering systems, grounds and the intensity of required work all differ. So a fair quote starts with reviewing the building’s documents and its actual condition.

The monthly fee usually covers administration, accounting, technical oversight, customer service and contract management. Cleaning, groundskeeping or on-call specialists may be included in the base package or billed separately.

When comparing offers, look beyond the price per square metre to the exact list of services included. A very low rate may leave out regular inspections, handling resident reports, or full reporting.

Separately from the management fee, owners build up a reserve for planned repairs. Its size is set by the building’s technical condition and long-term work plan, not decided unilaterally by the manager.

A transparent annual estimate and a regular report on actual spending make clear what each payment is for. When line items are clearly separated, owners can make informed decisions and adjust priorities in good time.
