+371 28800303Can you install an air conditioner on the facade?
What needs approval before installing an air conditioner in an apartment building, and what causes the most disputes.
The short answer. The facade is shared property, so installing an outdoor AC unit isn’t a decision the apartment owner can make alone.
What’s usually required. Consent from the owners’ association and, depending on the building and its location, approval from the municipality. Requirements are stricter for historic buildings and areas with cultural heritage status.
What gets assessed. Where the outdoor unit sits, how securely it’s mounted, how condensate drains, and its visual effect on the facade.
Condensate. This is the most common source of disputes. Water dripping onto the balcony below or onto the pavement is a problem that needs solving at installation, not after.
Noise. An outdoor unit next to a neighbor’s bedroom window causes conflict even when everything else is approved.
A practical approach. Many buildings settle the question by agreeing on one shared rule for where and how units may be installed.
